Please remember, you must comply with section 3604(c) of the Federal Fair Housing Act. The Fair Housing Act provides additional protections, and limited exceptions, that are explained in publications from the U.S. Department of Housing and Urban Development ("HUD") and the Department of Justice. HUD has issued guidance on advertising, including for roommates type of adverts. State and local laws often prohibit discrimination based on other factors such as sexual orientation, age, marital status, or income source. Should we find your listing to be in violation of the above fair housing laws, we will suspend the offending listing, place your account on hold and attempt to contact you. You will need to correct / ammend your offending listing before it will again be published and viewable on our site(s). You will not be able to place any more listings until your offending listing has been corrected. Should you not ammend your offending listing into compliance, or if we are unable to contact you within a reasonable period of time ( generally 14 calendar days ), We may, at our discretion, cancel your account, delete your listing(s) from our servers without further notice and without refund to you. You may have only one (1) account per owner ( all names on title/deed will be known as/considered as 1 owner ), investment group, realestate agent, associate or broker. You may not use or place any offensive language or material within your listing (e.g. ( but not limited to ) swearing, sexually explict language or pictures/images, racial epithets ). Should we find your listing to contain offensive language or material, we will suspend the offending listing, place your account on hold and attempt to contact you. You will need to correct / ammend your offending listing before it will again be published and viewable on our site(s). You will not be able to place any more listings until your offending listing has been corrected. Accounts which have repeated Fair Housing Act or offensive material violations, will be cancelled by us without refund to you. If your account has been cancelled due to negligence of the Fair Housing Act or gross misconduct such as offensive material/language within your listing(s), you may not create another account. Should we cease offering any type of free listings, accounts which were created before the free listing ceasure will still enjoy their two applicable (2) free listings within our publication(s) as long as the account holders do not violate this terms of service agreement or cancel their account themselves. Any 1 property ( a single street address ) may only be listed/shown at one time. Multiple listings of the same street address will be removed. All PAID listing(s) must be fully paid for in advance of publication. All PAID listing(s) are time sensitive according to the listing/publication package you purchased. There will be no refunds, partial or in full even if you cancel your listing(s) while there is time remaining on your listing/publication package. No refunds will be issued once payment is received by us. NO WARRANTIES ARE PROVIDED: YOU AGREE THAT USE OF OUR SITE AND OUR LISTING SERVICE/PUBLICATION IS ENTIRELY AT YOUR OWN RISK.
